ABSTRACT
The article focuses on the development of commercial real estate collateralized debt obligations (CRE CDO) in the U.S. CRE CDO was first introduced in 1999 and was recognized by borrowers and lenders due to its alternative lending offerings. As its popularity rises, rules governing CRE CDO likewise increased to compensate the risks involved in its lending practices. Meanwhile, the volume of CRE CDOs is expected to reach $50 billion in 2007.
